boston buyer's broker
I prefer to work with my buyers as a buyer's broker. This way, I can represent my buyer's best interests during negotiations and throughout the selling process. Below are just a few of the reasons why you should insist on buyer agency for your next real estate purchase transaction:
Benefits of a Buyer's Broker:
- Exclusive representation - Complete loyalty without conflicts of interest
- Confidentiality concerning your money and motivations
- Unbiased showing of all available homes whether listed or offered by owners
- Information and advice on weaknesses and strengths of a property
- Analysis of sales data to determine the true property value
- Disclosure of everything we as agents know or can discover
- Tough negotiating to get you the best price and terms
- Hassle-free relocation - your interests and timetable are foremost
- A fair and straightforward buyer agency agreement
- An agent that gets the job done right with no surprises
By retaining the services of a qualified and professional Buyer's Broker, home buyers can have equal representation in real estate! If you are thinking of buying a home in Boston, or are in the process of buying one, you can't afford to do it alone. Most real estate companies and agent are concerned with selling homes, not buying them. Don't find out you made a mistake after you move in.
As a Buyer-Broker, my policy is to:
- Negotiate in your best interest
- Write the purchase agreement (contract) in your favor
- Work to obtain the lowest possible price and the best possible terms for you
- Point out negative features and how this may affect the future resale and marketability
- Receive from the seller or the listing broker the commision that is offered and published in the MLS
Generally speaking, the fee for a Buyer’s Broker’s services come from the seller’s funds at closing. Your interests become my responsibility. You'll get honest and professional help:
- Selecting the right location
- Making sure you don't overpay
- Seeing all properties that fit your requirements
- Preparing and negotiating offers
- Providing opinions of value
- Helping you with financing, inspections, etc.
- Follow-up after you've purchased the property
- Referrals for tradespeople, insurance companies, utilities, attorneys, etc.
As your buyer's agent, I'll help you determine if a property is overpriced and I'll give you advice about offering less than the asking price. A seller's agent, on the other hand, must treat you fairly and can't misrepresent any aspects of a property, but he/she must try to get the most money and best terms for the seller. The agent must, by law, tell the seller everything he has been able to find out about you, the buyer.
